Greater Bendigo Housing and Neighbourhood Character Strategy

Plan2Place Consulting is pleased to be working with Greater Bendigo – Victoria’s second largest regional municipality – to prepare a new Housing and Neighbourhood Character Strategy. The Greater Bendigo population is forecast to grow to around 200,000 over the next 30 years and different forms of development will be required over this time to meet the ever-changing household needs.

The Strategy will provide a residential development framework for areas of housing change and update the neighbourhood character components of the planning scheme. Through mapping and strategic analysis, the Strategy will be used as a basis to encourage greater housing densities in suitable locations and discourage housing intensification in areas impacted by bushfire, environmental and other constraints.

The Strategy will be used as an input into Council’s Managed Growth Strategy which will provide the broader residential strategic framework for the municipality. It will underpin the application of the residential zones including any changes to the ResCode requirements within the residential zones (consistent with Planning Practice Notes 90 and 91) and be supported by robust strategic justification.
